How do you decide which long beach realtor is the best one for you?
A lot of course depends on what service you require for long beach rental houses or long beach homes for sale. Many long beach realtors will specialize in one particular niche although you will find many are now offering all the services.
This video looks at long beach realtors and some things you need to consider that you should be looking at to help you find yours.
We are going to explore a lot of ways and options. As well as examining realtors and how they actually work and get rewarded for doing a good job for you.
We will look at the top realtors statistically in terms of sales achieved and earnings in terms of commission on properties that they have sold. This may make you think about changing your occupation or business. An eye opener for sure.
So let's look at the ways to assess and possibly help us choose the realtor best to sell your home or rent your home or find you a rental home.
Ok starting with the best long beach realtor and homes for sale. This is for those who are looking to sell a long beach home. Although it could prove useful for those who are looking to buy a long beach home as the ways to find a realtor could be applied to both the selling realtor and buying realtor.
Whoever's been in business the longest and closed the most real estate deals would presumably be the best choice? Is it the one with the lowest prices and fees? or the one with the highest prices and fees? Those prices show that they must be superior to the competition. Surely you must agree. You'll notice a lot of different factors, but by the end of this video, we'll break it all down for you so you can pick the best one. That is to suit you and your needs. It's the number one way to pick your realtor but that's to come later.
So you're wanting to sell your long beach home then. So is it the one who's been going the longest, the one who has sold more properties than anyone else. I must admit it wouldn't be a bad starting point. But would you be missing out? Now this is my own take on it.
You have to realize that in every industry, the person that is selling the product or service is the first thing that sells, let me expand on this . Despite what realtors will say when you listen to or read this. If you meet a realtor with great credentials but you just don't get along, you shouldn't force a relationship. You should maybe give them a miss. Selling your home is or can be challenging but it won't go as smoothly if you force yourself to work with someone you don't get along with. On the other hand, a top-notch broker will be flexible and quick to grasp your point of view.
Looking at the options out there the availability of good long beach realtors is huge; you just have so many to choose from. Now although I have my own views on the best realtors to choose I'm going to refer to a website that collates data on realtors I've put the finding in the description if you're watching the video. If you're reading this article( yes some of us still actually read things) then the website link is here https://threebestrated.com/real-estate-agents-in-long-beach-ca its one of the best in my opinion is to highlight by stats the best. It shows 3 realtors groups. That's my only down side to them is it doesnt really show any individuals just a group. My thought is that within the group are they all equally as good as each other. Probably not.
Also it is just a top 3 from one website. Further on in the video/article we will look at full statistics for long beach realtors, the top 100 and these statistics cant lie.
They all have great credentials though and I would say you would probably do Ok using any of them. Later in the series of videos and articles I am going to put my head on the block and give my overall best for each category for selling your home in each of the City of Long Beach council districts. Long Beach is divided into 9 Council Districts of approximately equal population. So I will be looking for 9 long beach realtors and I will try to pinpoint individual realtors as its an individual you will be dealing with. They will still need a good support team behind them though. So this will be part of the selection. Selling homes as a realtor if you're a busy realtor you need good support.

Now although I've looked at 3 of the best rated that is only from one site and far be it for me to say statistics don't always paint the full picture, well you know what I'm saying. In case you don't though. The reality is many not so good realtors in Long Beach and anywhere else for that matter can make a case based on statistics why you should go with them to sell your home. Statistics are funny things and can not always paint the full picture but shortly I will show you some statistics that cannot be interpreted any other way but demonstrating how good the best realtors are.
The next place to look is your loved ones, friends family who have used a long beach realtor successfully that is. Ok this again depends on where you are selling your property comparable to the one recommending them. If they live in a different district to you, maybe a higher value or lower value property are they the right one for you to use. This is the challenge when choosing a realtor there appears to be so many good viable options why wouldn't this be the best one for you.
My view is that if they have used someone recently that they were happy with in every way and most importantly they sold the house of your friends or family at a great price for a reasonable cost, then maybe. But if the one they are recommending is someone they used five years ago then a definite no based on the recommendation they may well be a great realtor to use but you can't base it on the recommendation thing can change over time. The great realtor then maybe just not making it happen now for sellers for whatever reason.
Ok media advertising in various ways could be a way to go if you don't know anyone who can recommend or you're unfamiliar with the area. Now the old thing that drives me mad is when realtors say oh we don't need to advertise we get all our work from referrals that's BS they don't. In reality the markets globally have changed for business and the huge number of advertising media types is staggering. I will demonstrate shortly how the very best and most successful realtor has used the media and technology to be the very top realtor.
Most realtors engage in some form of advertising, it's just a fact these days. So which are the advertisements or media channels to find your long beach realtors? Do you look at local newspapers or advertising boards? Do you look at all the social media places that run ads. Facebook, Linkedin, Twitter, Pinterest the list goes on or of course google the top place on google search where you find the ads for realtors. Of course there are Youtube ads there, usually above the highest ranking channels. I see some realtors using these.
I have to come clean I'm biased when it comes to youtube I still feel it gives a good chance to see what someone is about that's if its not a channel with videos from 8 years ago but recent videos where they are giving information out. A bit like this channel I had to get that in.
According to Shay Berman Founder and President of Digital Resource Video is more compelling than plain text. Did you know that our brain processes visuals 60,000 times faster than text? That fact alone is enough to tell us why videos are the way forward. Check out this Blog. I have always been a big believer in video in today's society. I don't know if it's laziness or we are not into reading as much? What I do know is that video can really show off and feel more personal. Unfortunately most of the realtor videos are pretty crap I'm sure they will catch up one day. For those into marketing have a look at Shays blog, interesting reading. If your reading the article its here if your watching a video then check the description or go to the website https://www.therealestateinusa.com/

Last word on advertisements to find a realtor then, if an advertisement can't impress or make you think then why would a realtor be able to impress a buyer and sell your home. So this doesn't really help you does it.
With thousands of search results and the ads at the top of the search page this is another and probably one that is used more often than not. Is it the best way? What I would say is amongst the thousands of options I can guarantee there will be a great realtor that will be fantastic for you. The issue really is to find them amongst all the vast array on offer. Do you click on the one with the top of the page google ad where I checked recently and they can pay anthy from $10 upwards for one click so they may need hundreds of clicks before they get a client so the cost to them per client can run into thousands. Who do you think pays for this?
Then of course there are the top ranked realtors in google terms that is. Their website at the top of google is not a paid for ad . One thing they can do is get google rankings that's certain. Can they sell houses though we'll probably but it does mean you miss the ones who are on other google pages who could well be a better agent just crap at getting google rankings they could be hidden away on page 78 with one visit a year to the website. Sorry I us ethi one every time talking about google and rankings.
I do a lot of marketing for the real estate industry and I came across a few years ago a realtor who had those figures page 78 etc . Just no one found the website and they relied on paying huge amounts for billboards at the side of the road they barely broke even with the cost and income they generated. Needless to say I helped them on a business level because they were the best realtors in terms of genuineness and likability I'd come across. Most importantly they could really sell houses.
So does this mean googles the best place. Maybe I haven't finished yet. I want to move onto another possibility of finding your Long Beach realtor to sell your home.
If you google or facebook reviews of realtors you will see all the 5 star onse some have hundreds so they must be so good. Or they have previous client testimonials with glowing words of how fantastic this realtor was blah blah.
Now I will put a disclaimer before my next statement or at least a balance. Some of the 5 star reviews will be genuine and some of the testimonials will be genuine. Unfortunately at best many are manufactured to be biased and some are just total BS or fake whatever you want to call them. So are these a good place to choose your realtor? Again the challenge is amongst them the genuine ones are probably really great realtors who will be perfect for you. It's just picking them out, keep with me because I will let you know shortly how you really can find the best realtor for all these ways and the number one way.
This way is the most quantifiable so far it is cold hard facts based on how many the realtor has sold over a period of time. This is an example from one site there's many more you may need to do a bit of digging but the figures are there. This table shows figures from the last 3 years:
The standard commission rate for realtors in Long Beach is 6%. That all doesn't go to the realtor selling your house. By the way, to save money on realtors fees. There is a link in the description that could save you thousands of dollars on your home sale. It's also not using one of the cheap realtors who sell for low commissions but in reality they don't sell that much because they are usually pretty crap and work at the bottom end of the market. As you can tell I am not a big fan. If they don't value themselves, why would they value you?
Back to the point though on how much realtors earn.
Real estate commissions are divided between the listing agent (who works for you to sell your house) and what will be offered on the Multiple Listing Service (MLS) to any Agent that brings a Buyer to purchase your home. The listing broker receives 3% of the customary 6% total commission, and 3% is made available to all agents dealing with buyers on the MLS (so they can see what they will earn if they bring their Buyer to your home and complete the sale).
So on the figures from the previous table you can see the commission for the number of sales and the one who has had the lowest brings in a commission total for one average year of $3,965,760 and $608,940 respectively now although these figures are not too shabby. From these amounts it will be split then the listing agent if they are with one of the large national brokers will have an amount to give the broker company this can be 10% of all commission they receive or if they are a new realtor with not too many sales they will probably be working on a 50/50 split.
So from these figures do you think you deserve a good service and to get the most for your house sale. The answers YES of course.
Now although these figures are pretty impressive they have some catching up to do for the best selling realtor in the USA
When it comes to the best selling realtor, although not based in Long Beach selling properties. I think most long beach realtors will be relieved about that. Here's why.
Ben Caballero, CEO and founder of HomesUSA.com, is the most successful real estate agent in history, and has featured in the Guinness World Records.
The Wall Street Journal said, and the industry standard bearer REAL Trends confirmed all this, that Caballero is the most successful real estate agent in the United States. This in terms of both dollar volume and the number of annual sales.
Ben after working as a builder for 18 years and a real estate broker since he was 21, Ben Caballero is the first agent in history to have closed more than $1 billion in residential sales transactions in a single year. He did so for the first time in 2015 and has done it every year thereafter. I don't know if you're trying to work the figures out but I bet a few long beach realtors are.
So the figures are. He , the most recent year for which data is available on REAL Trends' website. The 3,556 residences he sold in a single year equates to an impressive weekly average of over 68, or about 10 sales per day, every day of the week, and over 1.5 deals each working hour. This feat was another first for the real estate sector, and it earned Ben Caballero a Guinness World Record for home sales. There were a total of 16,618 residential property transactions worth $5.765 billion in volume between 2010 and 2016.
Ben Caballero is widely recognized as a game-changer when it comes to the use of technology in the real estate sector. His determination to use technology effectively has helped him to achieve previously unheard-of sales figures. This extraordinary level of sales success may be attributed in large part to his innovation of the HomesUSA.com platform, a state-of-the-art piece of web technology for home builders.
Inman News recognized him Most Innovative Real Estate Agent in 2013, and he was a finalist in 2016 and 2018. In 2017, he was named an industry influencer. In 2017, Ben Caballero was named a Top Trendsetter by Swanepoel, and in 2014, he was awarded the Keller Williams Realty Pinnacle Award for Real Estate Entrepreneurship.

Now why have I told you this and how relevant is it to Long Beach and selling your home. Well if he was available would you choose him as your long beach realtor put your answers in the comments. OK there's a couple of things I touched on previously about finding your long beach realtor and I would say he isn't the right one using the criteria to choose a realtor. I would be certain though with the experience and everything about him he would sell it in an instant. But that's not happening anyway. So let's be realistic.
Coming up in the rest of this video/article is the Number One Tip for finding your realtor long beach ca so keep watching or reading.
First we have to look at another aspect for realtor choices from long beach rental companies
In long beach rental companies this side of real estate is a really big and lucrative area for realtors if they get it right. As an area Long Beach has some rental properties that cost more per month than it would be to buy a property in some other parts of the USA. It's the diversity of a country that has so much opportunity that's my way of looking at it, the opportunities are open for all.
Back to choosing your best long beach realtor for a rental property personally I would go along with a realtor or office that JUST does rentals. I feel that they are geared up more to give the service needed as it can be more legally complex than buying a property.
There are also 2 distinct markets for long beach rental houses and apartments. The first one is those long beach realtors that provide the service to renters who are looking at the higher priced property in Long Beach and there are many as I mentioned early. There are the long beach realtors or rental companies that deal with a more budget conscious renter. The highest and lowest rental prices at present available to rent in long beach ca you see the big difference. Starting at some under $600 and the highest I found was $25,000 per month.
So depending on the market you're looking at you need to be with the right long beach realtor or a really good option is to use one of the many property management companies who focus on providing rental homes and apartments just in long beach ca.
When it comes to the searches to find you ideal long beach rental houses or apartments then this is the list of where would be the avenues open to you:
1: A recommending website?
2: Friends and Family recommends
3: Advertisements from long beach realtors who rent long beach rental houses and apartments.
4: YouTube Video
5: Google search results Long beach realtors who rent long beach rental houses and apartments.
6: Long Beach Realtors who specialize in rental in long beach- Reviews and Testimonials
OK as you will see the ways to find your long beach realtor for rental properties is more or less the same methods you would use for realtors who sell homes in long beach ca. One big difference would be looking at top performing realtors commission and deals closed. Rental works very differently.
Firstly with rental property the supply and availability of good property does tend to be on the low side. Many rental properties in long beach are soon taken. You definitely need to be registered with a realtor or management company to have a chance to get a decent property. While you can compare and look around it's very different to buying a home in long beach ca rentals and good ones soon go. Some even don't come to market as the long beach realtor with homes to rent will have a waiting client ready to take on the rental as they get the instruction.
The 6 listed places to look for rental realtors in long beach you notice there is just the 6.
7: Long Beach Realtors Real LIve figures of sales achieved aren't really applicable plus figures aren't really readily available. Now there is a number one tip that is applicable to those looking to buy a home on long beach or those looking to rent a property in long beach
OK then THE NUMBER ONE TIP to find long beach realtors for long beach rental houses and long beach homes for sale.
The reality is it could be any of the previously mentioned ways, but you need to do your own due diligence and choose the right one for you. You may have had someone say that this realtor was great for me, they may not be the right fit for you though. But after maybe looking at adverts or google searches it comes down to one thing. This is the MOST IMPORTANT aspect by a mile. Can you see yourself working with them, can you see them providing the service you need. If you can, that's great. If you can't despite all the figures reviews or whatever that say they are good then you need to look elsewhere.
It probably applies more to those looking to sell or buy a property in long beach than rent a property. You have to be impressed from the first moment you meet them, feel the enthusiasm, energy and just like to be in their company. Because personality and feeling good is the key for you and your realtor, if you feel it a potential buyer will as well.
We may be all different. Some people are arty, some are more technical, some are more laid back, some people can be intense, some really analytical. This is just human nature. The best long beach realtor for long beach rental houses or long beach homes for sale. Is that one, the one that can be everything to everyone personality wise. Have the people skills to communicate and get on the level of YOUR personality and traits and anyone else's.
If you find someone a turn off a complete bore talking non stop about themselves they are not the one. You need the Guy or Girl who you would like to build a bond with, who you feel confident from their confidence that they are on your side. They exude a persona that makes you feel good then you know you have truly found the right one for you.
